EXECUTIVE SUMMARY

 

With input from stakeholders of Justin-Siena High School and in consultation with industry professionals, we have re-imagined the 40-acre campus. We want to build upon the school’s rich heritage and bring its academic, arts, and athletic facilities to match the caliber of the student body, enabling the school to fulfill its mission and to be a greater asset to Napa for decades to come. Specifically, our building blocks are the 5 we have crafted a development vision and implementation plan that comprises of the following:

A phased school redevelopment plan that unifies the dispersed one-story buildings into two connected academic buildings to provide homes for STEM, the arts, casual collisions, and formal gatherings.

 

A 5.5-acre commercial development carved out from the main campus for multifamily and medical office uses,  executed as JV partnerships to fund the school modernization and to provide needed housing and health-services to Napa.

 

A multi-pronged financing strategy that builds upon proceeds from the JVs with a diverse capital campaign strategy and long-term options that can support future phases of the school redevelopment.

The School Buildings

​

The re-imagined JS high school will be a home for innovation and creativity. The arch style of the new school pays tribute to the agrarian heritage of Napa. It also promotes sustainability. Photovoltaic solar panels are used on all roofs and the buildings are optimized for natural lighting and ventilation.

The Bridge

​

One of the most exciting architectural features of the school, the bridge connects the two main buildings, allowing students to flow naturally from classroom to classroom.

Academic Building - Layout

​

On the first floor, we have included STEM facilities, a maker space, music rooms, arts rooms, and a coding lab.  A dining hall is also open to the outdoors  and there are plenty of meeting rooms and breakout spaces for groups to study and socialize. On the second floor, a long interior hallway spans across the central axis of each building with classrooms on either side of it.

Academic Building - Exterior Circulation

Covered exterior walkways surround each floor. This allows for all 32 classrooms to have direct access to the outside, providing fresh air and a shaded area for students to enjoy between classes.

Academic Building - Natural Lighting

​

Each building consists of two angled roofs, the intersection of which creates beautiful skylights. These skylights run across the main hallway of each building to maximize natural lighting in the interior spaces. Meanwhile, the proposed roof partitioning strategy helps dampen the abrupt shift in scale between the neighborhood and the school.

The Auditorium

 

As funds become available, we want to build an arts center with a 600 seat auditorium and a gallery space featuring art exhibits from students and local artists. With architectural detail that is not usually found in high school settings, the arts center has the potential to become a landmark for the school and its extended community. Curved elements, glass and metal serve as a counterpoint to the agrarian-style of the academic buildings.
